Floor Space Index

Floor Space Index, also known as Floor Area Ratio, is the ratio of a building's total usable floor area to the total area of the plot upon which it is built. It serves as a regulatory tool used by municipal authorities to control urban density and manage infrastructure load within specific zones.

Floor Space Index is a critical metric for urban planning and real estate development because it dictates the maximum permissible construction volume on a given parcel of land. By capping the total square footage relative to plot size, local governments regulate population density, traffic flow, and the demand on essential utilities like water and sewage. For developers and investors, the FSI value directly influences the economic viability of a project, as it determines the total saleable or leasable area that can be legally constructed.

In practice, developers must navigate local zoning bylaws that specify the maximum FSI allowed for a particular site. If a developer wishes to exceed the base FSI, they may be required to purchase additional development rights, often referred to as TDR or premium FSI, from the municipal authority. Stakeholders should verify the current FSI limits during the due diligence phase, as these regulations are subject to change based on city master plans, transit-oriented development policies, and specific environmental or heritage conservation requirements.
